CBRE advised Orbico Croatia on the investment in its largest logistics center

Orbico Group, one of the largest European distributors of consumer goods, started the construction of its largest logistics and distribution center, and the advisor in the transaction was the CBRE office for Southeast Europe, the largest regional consulting company.

The new logistics center in Zdenčina is being built according to the "built-to-suit" model and includes the construction of 40,000 sqm in the first phase of the project, with the possibility of expanding the capacity of the logistics and distribution center by another 20,000 sqm in the second phase of the project. The new logistics center is being built according to the latest standards in construction and environmental protection, and the warehouse itself will be equipped with the latest technology and automation systems.

"This is one of the largest transactions on the Southeast European market in the past period in the logistics real estate segment, and in this way CBRE has strengthened its leadership position in the region," said Boško Tomašević, Managin Director for Southeast Europe at CBRE.

CBRE provided advisory services during the entire process, providing full support to Orbico Hrvatska.

"Our team analyzed potential locations and selected optimal solutions from the perspective of Orbico's supply chain. We prepared and implemented the tender process for the selection of the logistics center developer according to the client's needs, analyzed the financial and non-financial aspects of the offers, and also provided the client with support in the process of negotiating lease terms. In this way, we have provided the client with the best conditions for the expansion of logistics capacities, and thus for the further development of their business", explained Božidar Gaćeša, Head of A&T Industrial & Logistics for Adriatic region, CBRE.

Among the six bidders who applied for the tender for the development, as well as the lease of the distribution center of 60,000 m2, the company LogExpert was chosen, which offered the best location according to the needs of the Orbico Group, with the best commercial conditions, but more importantly sustainability standards of the future object. LogExpert's offer also provided the fastest solution, which will enable Orbico Hrvatska to start operations from the new distribution center already in mid-2024.

As it is one of the largest transactions in this segment of real estate in the region of Southeast Europe, Gaćeša pointed out that these activities are a continuation of the strong development of this segment of the market during the previous year, especially considering the logistics capacities in this region compared to the markets of Central and Eastern Europe.

"In addition to several active domestic investors in each of the countries of the SEE region, there is also great interest from foreign institutional investors who continue to buy land and expand their capacities," said Gaćeša.
